Torrey Pines Science Park

Torrey Pines Science Park is a four-building, 25-acre coastal lab/office campus located atop world-renowned Torrey Pines Mesa with expansive Pacific Ocean and canyon views. The campus was recently renovated to enhance its curb appeal and improve its competitive position within the market. Modular Labs

Modular Labs (BML) I & II consist of two multi-story buildings adjacent to Healthpeak’s Point Grand development. Hartwell Innovation Campus

The Hartwell Innovation Campus offers tenants an energized and amenitized campus environment. The four-building campus, which consists of one new build and three conversions of industrial buildings, has been repositioned for lab use and is able to accommodate users of virtually any size. The buildings encircle the free-standing amenity building known as The Hangar, a distinctive central hub, offering tenants a modern, collaborative environment.

Hayden Research Campus

Hayden Research Center is centrally located in the heart of Lexington just off Route 2 and Route 128 and just five miles from West Cambridge. It is designed to accommodate a diversified tenant base of varying sizes, uses, and stages. Two buildings recently underwent comprehensive repositioning to improve the site’s layout, multi-tenant capabilities, and upgrades to base building systems. The campus features first-class amenities, including a full-service café, an on-site fitness center with showers, bike storage, and direct access to the Hayden Woods Conservation Area Trail. CambridgePark Drive Campus

Healthpeak’s Cambridge Park Drive campus consists of three buildings, including 35 Cambridge Park Drive, 87 Cambridge Park Drive, and 101 Cambridge Park Drive. 87 CambridgePark Drive is a two-story laboratory facility located on the highly amenitized main street of Boston’s West Cambridge Alewife submarket where Healthpeak desires to grow. This transit-oriented campus is conveniently located adjacent to the well-trafficked Alewife MBTA transit station — one of the busiest stations connecting suburban commuters to Greater Boston — and approximately 5 miles from Healthpeak’s Hayden Research Center.

Cambridge Discovery Park

Cambridge Discovery Park is a Class A lab and research campus located in West Cambridge within walking distance of the Alewife MBTA station. The expansive campus is part of a 27-acre master planned development that offers a campus feel in an academic-like setting with four lab and R&D buildings and two structured parking garages. The campus features beautiful landscaping with outdoor amenities and trails, a full-service cafeteria, a fitness center, and a boutique AC Hotel by Marriott. The property has earned a Fitwel Certification System 2-Star Rating by the Center for Active Design.

Shoreline Court

Acquired by Healthpeak in late 2017, Shoreline Court accommodates a wide range of small to medium size tenants. Recent upgrades included a brand-new fitness center and lobby renovations.
