As a company driven by value creation, we strive to advance our building performance and resilience through efficient measures. Our environmental responsibility efforts drive value for all of our stakeholders by identifying projects that mitigate environmental impacts, enhance property resiliency, deliver return on investment, and reduce operating costs.
Achievements
ENERGY STAR
In 2025, we earned a total of 149 ENERGY STAR® certifications, including 14 new certifications across our active portfolio, with an additional 13 ENERGY STAR NextGen certifications, reflecting our continued focus on improving building performance through disciplined energy management practices.
LEED-Certified Properties
In 2025, we added 840 Thousand Square Feet of LEED-Certified Properties.* LEED certifications are awarded to high-performing green buildings.
We target LEED Gold or Silver for all new developments.
GHG Emissions Reduction
We’ve reduced our GHG emissions by 26.9% since 2018, with 1,457 CO2e metric tonnes saved in 2025 alone.* These cumulative efforts represent over 70% completion of our 15-year science-based goal to reduce Scopes 1 & 2 GHG emissions by 37.5% by 2033.
Waste and Recycling Efforts
We’ve increased our recycling by 12.7% since 2020, with an additional 34 metric tonnes diverted from landfills in 2025 alone through property-level recycling programs, e-waste recycling, and composting efforts.*
Energy Consumption Reduction
We’ve reduced our energy consumption by 10.3% since 2020, with 35,570 megawatt hours saved in 2025 alone.* We continue to invest in projects to further our goals, including renewable energy, LED lighting retrofits, energy-efficient HVAC systems, smart windows, window films, occupancy sensors, and innovative building technologies.
Water Consumption Reduction
We’ve reduced water consumption by 13.0% since 2020, with over 15 million gallons of water saved in 2025 alone.* We aim to manage our water-related costs and develop a reputation for resource conservation through projects like drip irrigation, smart controllers, low-flow sprinkler heads, efficient plumbing fixtures, and xeriscaping.
