In 2018, Healthpeak commenced a project-wide redevelopment of the campus to allow for building multi-tenancy, as well as updates to common areas and outdoor landscape to create a unified and modern campus feel.
Directors Place – 4939: Sorrento Gateway
Sorrento Gateway (also known as Directors Place) is a three-building campus that can accommodate a wide variety of life science uses. The complex boasts excellent I-805 freeway visibility and signage, and features a brand new on-site indoor/outdoor fitness center with shower and locker facilities. The property will undergo a renovation during 2024 – 2025 updating tenant suites as well as interior/exterior common areas.
UC West: University Towne Center

151 Oyster Point: The Cove at Oyster Point
Located at the epicenter of the life science and technology industries, The Cove at Oyster Point is a 20-acre Class A waterfront campus consisting of seven buildings totaling 1 million sq. ft. The Cove’s mix of uses and world-class amenities, such as an upscale AC Hotel, Foundry & Lux Restaurant and Bar, state-of-the-art fitness center, and 20,000 sq. ft. of retail space, have set a new standard for Bay Area work environments.
Shoreline Court
Acquired by Healthpeak in late 2017, Shoreline Court accommodates a wide range of small to medium size tenants. Recent upgrades included a brand-new fitness center and lobby renovations.
Wateridge: Sorrento Highlands
Sorrento Highlands (also known as Scripps Wateridge) consists of two buildings on the western side of the Sorrento Mesa submarket. Healthpeak revitalized the campus with exterior upgrades, outdoor amenities, and landscaping enhancements, ultimately converting the office buildings to lab use.

Located just off Route 128 in Waltham, MA, and just one mile from Healthpeak’s Hayden Research Center, The Post is a converted former postal service sorting facility reimagined as a Class A, LEED certified life science and innovation campus. With an expansive physical footprint and superior build quality, The Post features a state-of-the-art amenity center with a craft food hall and a sprawling fitness facility including a half-court basketball court and golf simulator.
